Housing stock of Latvia in 2009
Calculations of the Central Statistical Bureau, which are based on the information of the State Land Service statistical surveys, show that total area of the state housing stock at the end of 2009 comprised 61.1 mln m2, of which 39.7 mln m2 or 65% were located in urban areas.
Compared to 2008, the commissioning of the residential houses in 2009 has reduced by 42%. In 2009 residential buildings with total floor space of 672 thsd m2 were commissioned (4.2 thsd dwellings), of which multi-dwelling houses with total floor space of 245 thsd m2 (2.4 thsd flats) and single dwelling houses with 427 thsd m2 (1.8 thsd houses).
Average total floor space of one single dwelling residential building comprised 243 m2.
According to the information provided by the house managements, associations of flat owners and other housing stock management enterprises the calculated maintenance income for the 1m2 of the total floor space in 2009 on average constituted 30.4 santims per month. The paid maintenance income comprised 28.3 santims per month or 93% of the calculated amount of the maintenance income (in 2008 – 95%).
House managements, associations of flat owners and other housing stock management enterprises in 2009 spent LVL 21.7 mln for the repairs of the housing stock, of which 78% for the running repairs, but 22% for the capital repairs. Out of the total volume of the repairs LVL 3.3 mln or 15% were spent on insulation of the dwellings.
