Data on sale of real estate are used to find out average transaction values of dwellings sold, average transaction value of single- and two-family house building site sale in statistical regions, cities under state jurisdiction and districts, as well as average transaction value of agricultural and forest land sale in rural areas, statistical regions and districts.


Allowed kind of use of real estate determined and approved by local government’s administrative body or state institution according to territory use allowed in local government’s territory and approved construction regulations.

Dwelling is a complex of premises envisaged for habitation all year round consisting of one or several rooms and auxiliary premises and having direct exit to street, staircase or common passageway. Auxiliary premises include kitchens, passageways, sanitary facilities, bathrooms, storerooms, built-in closets.

Living rooms are rooms with an area of at least 4 m2 intended for habitation. The living rooms are bedrooms, sitting rooms, dining rooms, studies and halls.

Kitchens are not included in the number of living rooms.

The overall useful floor space of a dwelling refers to the total area consisting of living rooms and auxiliary premises (kitchens, lobbies, sanitary accommodations, bathroom, closets etc.) as well as of the area of heated and habitable terraces, verandas and attics.

The overall useful floor space of a dwelling does not include the area of stoves and structural components of the building.

Sale of real estate (dwellings, land) is the alienation of property if for a certain payment (amount of transaction) all rights and duties of one owner are taken over by another owner.

Data are collected and published using following classifications:

  • Classification of Constructions (CC);
  • Classification of Administrative Territories and Territorial Units (CATTU).

A Classification Catalogue with classification codes and their explanations has been published on the CSB website.

Data collection

Survey method and data source

Information on real estate sale transactions was drawn from the Real Estate Market Information System of the State Land Service.

Data cover all cities under state jurisdiction and districts.

Statistical processing

Calculation methods

The average total amount of transactions is obtained by dividing total amount by the number of transactions.

The average transaction value per 1m2 of the total floor space is obtained by dividing the total amount of transactions by the overall useful floor space of the dwellings sold in the respective transactions.

Data revision

Data are not revised after publishing.


Comparability over time

Annual data on average land transaction value in statistical regions and districts are available from 2002 till 2009.

Annual data on dwellings sold, sale of building sites for single- and two-family houses are available in time period from 2004 till 2009.

Quarterly data on sale of real estate (land, dwellings) are available on time period from 2009 till 2010.
